Is there a Kansas price?

The guides above are national. Houseplans.com gives one Midwest example, Missouri, at roughly $96 per sq ft finished. Wichita quotes depend on the builder, the land and the finish, so treat these as budgets to test, then compare real quotes.

What pushes the price up or down

  • Living vs shop split. Shop space on a slab costs a fraction of finished living space.
  • Finish level. Cabinets, flooring and fixtures are where standard and high-end builds part ways.
  • Site work. Clearing, grading, the drive and utility runs, commonly $20,000–$50,000.
  • Who finishes the inside. A shell is cheap up front; the interior still has to be paid for.
  • Insulation and HVAC. Spray foam for 2,000 sq ft is $15,000–$30,000; HVAC starts around $12,500.
  • Contingency. Hold back 10–15 percent for the surprises every build has.

Permits and licensing in Wichita

Inside Wichita and Sedgwick County, permits, inspections and contractor licensing go through MABCD, which says new construction requires a permit. MABCD’s contractor licenses cover the City of Wichita, unincorporated Sedgwick County and small cities in its jurisdiction, and it does not accept licenses from other jurisdictions. Towns in Butler County have their own offices.

Common questions

How much does a barndominium cost to build near Wichita?

A 2026 national guide from Houseplans.com puts a finished barndominium at about $65–$160 per square foot, with most standard builds at $80–$120, and about $230,000 for a complete 2,000 sq ft home. It gives no Kansas figure; its nearest regional example is Missouri at roughly $96 per square foot. Add site work and a 10–15% contingency. Try the cost estimator for your size and finish.

Is a barndominium cheaper than a regular house?

Usually somewhat. The same guide puts stick-built homes at about $130–$180 per square foot and says a barndominium typically saves around 15–25 percent, not the 50 percent sometimes claimed.

What is the difference between a kit, a shell and turnkey?

A kit is materials only, about $20–$35 per sq ft for a metal kit. A shell is the building erected on your slab, about $30–$50 per sq ft, which the guide puts at 30–40 percent of a finished barndo. Turnkey is finished and move-in ready. Compare them with the kit vs shell vs turnkey tool.

How much does the shop part add?

HomeGuide puts an installed prefab metal building on a slab at about $20–$50 per square foot, and the kit alone at $10–$25. Shop space costs much less than finished living space, which is why the estimator prices them separately.
